Avatar goes outside the box with Classico Series at BellalagoSM

While the majority of production home builders have downsized homes on postage stamp size lots to maintain affordability and generate sales in a sluggish housing market, Avatar Properties Inc. has stepped outside the conventional box to deliver affordably-priced single-family homes on oversized homesites in a gated, lakefront community.

The PoincianaSM-based builder-developer has introduced its new Classico Series at Stillwater Landing in BellalagoSM / Isles of BellalagoSM, one of the company's flagship communities in a resort-like setting that features a pair of multi-million-dollar amenity complexes and over one mile of shoreline on Lake Tohopekaliga (Toho) in Kissimmee.

"We're delivering upscale Mediterranean-style homes from the low $200s on homesites that are all 125 feet deep and have a minimum of 25 feet between homes which is two and a half times the current minimum separation," said Michael Manning, BellalagoSM / Isles of BellalagoSMdirector of sales.

"In addition to the extra space between homes, approximately 37 percent of the 125 planned homes in Stillwater Landing front an inland lake or a park which gives the neighborhood a special sense of place by amplifying the natural setting," Manning explained.

Avatar's Classico Series features six 3- and 4-bedroom plans with living areas ranging from 1,553 sq. ft. for a 3-bedroom, 2-bath, 1-story home, to a very roomy 2,430 sq. ft. in a 4-bedroom, 3-bath, 2-story home with a 2-car garage and a separate single-car garage that can also house a Harley or a golf cart. Pre-construction base prices range from $217,990 to $281,990.

"We've conducted extensive focus group sessions to create plans that appeal to today's homebuyers by including features that meet their family's expectations and lifestyles," said Manning. "You'd be surprised at how many buyers either own a Harley or plan to get one."

Homes in the Classico Series are designed to be compatible with homes in theexisting Oceana and Terra series at BellalagoSM / Isles of BellalagoSM. The new plans include Mediterranean tile roofs; covered rear lanais; brick paver driveways, walkways and entries; garage coach lamps; window shutters; fully sodded St. Augustine homesites; deluxe landscape packages; and irrigation systems that use reclaimed water.

Classico Series plans offer formal living rooms, family rooms and/or great rooms, formal dining rooms, and designer kitchens (four with central islands) featuring breakfast bars, Whirlpool smooth top ranges with range hoods and dishwashers, double-bowl stainless steel sinks, and wood cabinetry with oak panel doors.

Plans in the Classico Series also include luxurious master suites with large walk-in wardrobes; sumptuous master baths featuring his-and-hers vanities with 42-inch high mirrors, glass-enclosed showers with tile surrounds, and separate Roman-style tubs; and interior laundry rooms with washer-dryer hookups.

To enhance interior visual appeal and spaciousness, Classico Series plans feature 9'4' flat, volume or vaulted ceilings, plus decorative plant shelves, art niches, and arched room entries.
