Avatar plans multi-purpose boat house at Bellalago

Avatar Properties Inc. has announced plans to add to the multi-million dollar amenities at its gated, lakefront community of Bellalago by building a boat house with office, storage and retail space near the community’s boat ramp and lift on Lake Tohopekaliga (Toho).

Construction of the 1,000 sq.ft. facility is expected to begin this month (June) and planned to be complete by January 2007.

“The boat house will be a perfect complement to Bellalago’s existing lakefront facilities and an ideal amenity for our resident boating enthusiasts,” said Avatar’s Michael Manning, Bellalago general manager. The community has over one mile of shoreline on Lake Toho and a majority of the homes in the community overlook a 320-acre inland lake.

The boat house will be manned during certain hours by a dock attendant who will register all resident boats and trailers, provide orientations to resident boat owners on the use of Bellalago’s boat lift, and oversee retail sales of light boating and fishing equipment and supplies.

Bellalago boat owners will be required to register, carry personal and property liability insurance, and display boat club decals for their boats and automobiles, Manning said.

It is expected that nearly two thirds of the boat house space will be devoted to the storage of parts and equipment, Manning said.

The boat house, boat lift and boat ramp are all located near Bellalago’s multi-million-dollar amenity complex which includes an elaborate welcome center, open-air grille and pavilion, band shell, state-of-the-art fitness center, and an aquatic complex with free-form pool and water slide, junior Olympic pool, spa, wading pool, and children’s water park.

Other amenities in the 1,313-acre residential community include Bellalago Academy, a unique K-8 charter school, tennis, basketball, and volleyball courts, a playground, a 1,300-foot-long boardwalk with gazebo on Lake Toho, and 400 acres of conservation areas and wooded nature preserves.

Near future plans include the creation of additional neighborhood parks, and a labyrinth of walking and biking trails throughout the community.

Bellalago has posted over 1,000 sales and is currently building homes in the sixth and seventh of 15 planned residential neighborhoods. The community is located on Pleasant Hill Road, approximately five miles south of Highway 17-92 in Kissimmee.
